There are many ways to find properties, the easiest and safest method is to consult a buyers agent and let them help you with your new home search.

Yard Signs

Relying on Yard Signs to find a property is not a very efficient way of working to find a new home. Not all properties listed on the market will have a for sale sign in the yard, and not all properties with signs are available on the market. Concentrating on finding and searching out yard signs can be very time consuming and not very productive. In that time you spend driving around looking at homes and trying to copy down listing agent information, you could have found the right home for you and already be inside looking at it.  The fastest way to see all listings and to see the newest listings is to search the MLS.

Open Houses

If you happen to be out driving one weekend and see an Open House and decided to stop in, the first thing you must remember is that the agent sitting inside is working for the Seller and has an interest to the seller. This can lead to allot of confusion and mis-representation. The best way to protect your self is to visit open houses with your buyers agent or to let the agent know inside that you have an agent and are working with them to find you a home. That way there is no problem with who is working for who.

Internet Searches

Most people start there real estate search on the Internet, this is a great though if you are looking at the right websites for homes. Most agent websites only show you the listings they personally or there company has listed, this is not very comprehensive and only shows you a few homes. Websites that are not branded by agents and have all homes over the entire country listed can be a good place to start but sometimes they can take a few days to update the newest listings, and if your searching for the best deals, after a few days they are most likely under contract.

A Buyers Agent is the best way to find your new home, you are hiring someone to do all the work and the updated searches and find that perfect property for you with out all the stress of driving down street after street. Most agents in Real Estate are Dual Agents, where they work for sellers to list homes and buyers to find homes. This is not a bad thing or a conflict of interest but having just a buyers agent can mean better more comprehensive home searches for you. Just about every agent can search the MLS and find you some properties that may fit, but having someone that just works with buyers is a much more productive.
